SOUTHERN
LIGHTS 801
S. 28th St. Billings, Montana

PROJECT
BASICS
homeWORD’s 9th affordable housing development, Southern Lights,
is located in Billings, Montana and houses 100% of households below 50%
AMI. There is a mixture of 1, 2, 3, and 4-bedroom units as well as several
accessible units. Southern Lights exemplifies many of homeWORD’s
core development values: serves working families, is part of a community-driven
design process, models new strategies for green building, and demonstrates
green building techniques.
INNOVATIONS
The Southern Lights property was first acquired by the City of Billings
in the 1990’s and sat vacant for the past 12 years. It was
originally 7 lots containing 4 single-family homes which were demolished
before homeWORD acquired the site. Through a partenership with the
City of Billings, homeWORD was able to transform this vacant land
at 801 S. 28th St into two buildings within a variety of scales and
rhythms. There is the feeling of Mediterranean within the design
that lends itself to the diversity of the surrounding neighborhood
with hints of Spanish-style architecture. Southern Lights holds 20
units with added amenities such as a community room, a rooftop garden,
and a common courtyard. The rooftop community garden will provide
a place for people to grow their own food and spend time outdoors
close to their home.

is located close to the city center and other amenities. Alternative
transportation, including a bus and bike path, are all within 1/4
mile from the development. Southern Lights is adjacent to the city
park, elementary and middle schools, and within walking distance
