Basics

These small homes are well designed with efficiency in mind. A one bedroom home is approximately 450 square feet and a two bedroom home is approximately 550 square feet. They will be placed on permanent foundations and the elevations designed to fit respectfully into the existing neighborhood. Homes will be sold to households earning 80% or less of the Area Median Income. Sale prices are approximately $125,000 for the 2 bedrooms and $100,000 for the 1 bedroom. Home sales are expected to occur Winter 2018/2019.

Construction

The Neighborhood

We are proud to collaborate with our fellow nonprofits to bring the Montana Street Homes to this community, including Garden City Harvest,  the Missoula Food Bank and Trust Montana. We are partnering with Trust Montana, a nonprofit, to create a Community Land Trust (CLT) for the Montana Street Homes Property. The land will be held in ownership by Trust Montana permanently and homebuyers will lease the land under their home via renewable, inheritable 75-year ground leases. This form of ownership ensures long-term affordability for current and future homeowners. A CLT is an excellent alternative to renting since the homebuyer will own their home, build equity and experience and benefit from the savings in cost of land being held in trust.

Homeword Application (Application review has begun. Applications received after November 7, 2018 will continue to be accepted, but priority given to those received by November 7, 2018. On December 21, 2018 we will hold a lottery of all complete and eligible applications. Applicants will be ranked in the order they are drawn from the lottery. Complete applications received after December 21, 2018 will be added to the list based on the date the complete application is received and eligibility confirmed.)
